Federal Land named Developer of the Year at the 2026 Philippines Real Estate Awards

Federal Land, Inc. was named Developer of the Year at the 2026 Philippines Real Estate Awards, capping a landmark year of recognition for the company. Chairman Alfred V. Ty was likewise named Real Estate Personality of the Year, while Federal Land projects received eight awards across Metro Manila and Cebu.

The Developer of the Year recognition reflects the breadth of Federal Land’s portfolio and its approach to property development—spanning residential, retail, hospitality, mixed-use developments, and master-planned communities.

Among the company’s project-level recognitions were The Seasons Residences for Best Mixed-Use Development, MITSUKOSHI BGC for Best Retail Development, Valencia Hills Tower E for Best Mid-Range Development, Siena Towers for Best Starter Home Condominium, Quantum Residences for Best Transit-Oriented Development, The Grand Midori Ortigas for Best Investment Property in Metro Manila, Marco Polo Residences for Best Investment Property in Cebu, and Hartwood Village for Best Community-Centric Design.

Founded in 1972 by Dr. George S.K. Ty, Federal Land is the real estate arm of GT Capital Holdings, Inc., with a portfolio spanning residential developments, offices, retail and commercial destinations, hospitality, and master-planned communities. Today, the company has grown to more than 140 projects nationwide, with landmark developments including Grand Hyatt Manila, Metrobank Financial Center, The Seasons Residences, MITSUKOSHI BGC, The Grand Midori Ortigas, GT Tower International, The Estate Makati, and Marco Polo Plaza Cebu.

Federal Land has continued to expand its development capabilities through strategic international partnerships. Its collaboration with Japan’s Nomura Real Estate Development led to the creation of Federal Land NRE Global, bringing together Japanese and Filipino expertise in projects such as Yume at Riverpark and The Observatory.

In 2023, Federal Land also launched Federal Land Communities, its dedicated township platform, strengthening its focus on integrated, master-planned environments. Its communities include Riverpark in General Trias, Meadowcrest in Biñan, Met Park in Pasay, Grand Central Park in BGC, and Marikina Town Center.

For Federal Land President Jose Mari Banzon, the recognition affirms a commitment that has remained central to the company throughout its evolution.

Real Estate Personality of the Year

The recognition of Alfred V. Ty as Real Estate Personality of the Year adds a leadership dimension to Federal Land’s milestone. As Chairman of Federal Land, Ty has guided the company through major developments and international collaborations, while also serving in leadership roles across the GT Capital group.

He carries forward the entrepreneurial legacy of his late father, Dr. George S.K. Ty, whose passion for architecture helped shape Federal Land’s early vision. Alfred Ty recalls accompanying his father to construction sites and witnessing firsthand his belief that buildings should be designed around the people who would use them.

That philosophy continues through Federal Land’s work today, from landmark developments such as The Estate Makati, The Grand Midori Ortigas, The Seasons Residences, and MITSUKOSHI BGC, to the company’s growing portfolio of integrated communities. Addressing the crowd, Mr. Alfred Ty said in his speech, “Real estate is not simply about structures. It is about imagining possibilities, and then having the courage and discipline to turn those possibilities into places that matter to people.”
